Agent FAQs
Do I need to register my client in advance?
Yes — you must accompany your buyer on their first visit to the model home to be eligible for co-broke commission. Walk-ins without agent registration are not eligible for co-broke.
What is the co-broke commission rate?
Courtland Communities offers a 3–4% co-broke commission, paid by the builder at closing. Your buyer does not pay any additional fees as a result.
How long does the new construction process take?
Build timelines vary by community and floor plan, but typically range from 6 to 12 months from contract to closing. Move-in ready homes are also available for faster closings.
Can my buyer still use their own lender?
Yes. While Courtland Communities has preferred lenders who may offer incentives, buyers are free to use their own financing. We'll make sure you and your buyer understand all available options.
What if my buyer wants to visit without me first?
To protect your co-broke, your buyer must be accompanied by you on their very first visit. If they visit unaccompanied first, co-broke eligibility may be forfeited. We recommend scheduling a joint visit in advance.
